· How many dogs are you allowed to have in one household?
A household may have up to two (2) dogs. Three (3) or more dogs requires a kennel permit, which such use is not allowed in any residential zone of the City. Back to top

· In putting up a small shed, is a building permit required? If I want to put the small shed right up against a fence, what special approval do I need to get?
Small shed – Any building greater than 125 square feet requires a permit from the Building Department. All accessory structures in a rear yard must be setback at least three feet from the property lines and six feet from any other structure. There are no other exceptions.

· Currently Centerville does not allow homes to be built on flag lots. Is there any plan to change that in the future?
The question of "infill development" has been on the Planning Commission's mind for some time. Currently there are no plans to change the ordinance, but they will study in the future under what restrictions could some lots be developed. Centerville does not have a retirement community planned, however two projects are currently underway that will provide an alternative to housing styles. Pineae Village will contain 49 patio homes, 94 town homes and 84 residential Flats. Florentine Towns will have 60 townhomes. Back to top

Yes a Mechanical Permit is required. The local Contractors are usually compliant in obtaining the permit (Cost is $66.66) and calling for inspections.

· Do you have any updates on UTOPIA. Did the city get the funding that it needs. Are there any specifics about the timetable for construction.
The UTOPIA project will begin on July 30, 2007. Service is projected to become available in some areas as soon as December of 2007. More information will become available soon. Back to top

· In a residential R-L zone, is there any way to get permission to house and maintain three to four chickens in a private backyard? This is not a commercial venture, but possibly more of a pet situation--the chickens would be hens, egg-producers, and well housed and maintained. Thanks!
Currently, zoning regulations prohibit the keeping of chickens, for any intended purpose, in most residential areas of the City. The keeping of chickens is limited to properties that are within an Agricultural Low Zone (A-L). Back to top

There are no specific maps for the entire City regarding land uses of the General Plan. THe City is divided into five (5) neighborhoods and each neghborhood plan is posted on our website in the Community Development Page. The Zoning Map is available for purchase by calling 801-292-8232. · I have a landscaper to change my yard to zero scape. This will include decorative stone, river beds ( fake) artificial grass. I spoke with a man and he said it is okay, but I want to make sure?
Currently, the city does not regulate the type of landscaping material used for residential development. However, at least 40% of any lot must be used or maintained in live plantings. Also, any weeds over 12 inches in height are subject to enforcement by the City. Back to top

· I see two new building projects and would like to know what they are. The building going in between RB's gas station on the east and Chili's on the west. Another is in that big patch of ground East of 7-11.
The project on Lot 3 of the Centerville Wal-Mart Plaza is a "general retail" building similar to the new buildings (i.e. Roberts Crafts strip mall area) in the Market Place Development. The developer has not infomed us of the potential tenants of the building.
The project north of the 7-11 Convenience Store has a Conceptual Development approval for a "car wash" and "quick lube" center. They are finalizing their plans for submittal and approval to the City's Planning Commission. The project on the "island parcel" east of the 7-11 has been approved for the Iggy's Restaurant, which may be opened near the late fall or early winter season of 2008. Back to top

· Who decides which businesses can be built in our city?
The City requires all business to register with the State and obtain a business license. However, each business reviews the demographics of a particular area and decides as a corporation whether to locate in a particular city. Centerville does not decide whether a business can or cannot locate in the City. However, the City does decide where commercial and industrial zones ought to be for businesses to locate in general. · Will there be any financial gain coming from the curbside recycling program?
The City will not recognize any financial gain. Some residents may be able to give up an additional can, which would reduce costs for that household. In the long run, it will extend the life of the landfill and defer additional disposal cost. Back to top
